The Senior Project Manager is responsible for the delivery and oversight of Whitespace & Technology Infrastructure projects across all Business Units within this region. Additionally, the Senior Project Manager supports and manages all client relationships, acting as a trusted advisor and project leader to grow the business relationship and projects offering within Data Centre Solutions. Working closely with the in-region Director, you will have responsibility for Business Development & Marketing the Whitespace Projects Business. The Senior Project Manager will ensure alignment between the account organisation and other departments within DCS to maximize value creation and ensure excellence in project delivery by providing direction and oversight to enable business unit and account teams to positively contribute and comprehensively manage the fulfilment of our commitment to the client.
KEY RESPONSIBILITIES
Strategic Planning & Value Creation:
- Account & Project Growth
- Acts as an expert in our "Data Centre Division" (DCS) business, culture and strategy by pro-actively contributing to the improvement of the DCS business
- Represents DCS best interests externally and internally to our wider GWS business (Global Workplace Solutions)
- Build individual relationships with industry manufacturers & distributors
- Strategic interpreter of needs and identifier of new value-added services
- Establishes and executes resource & people strategy
- Provide leadership in identifying and specifying project opportunities and in delivering contractual commitments on secured projects
- Ensure that opportunities for the strategic development of projects are exploited to deliver increased turnover and profitability
- To deliver projects to completion on time and on budget and to the satisfaction of all parties, expectations to be exceeded wherever possible
- To identify, reduce and manage all risks (technical, statutory, health and safety, commercial or otherwise) associated with each and every project
- Ensure compliance with CBRE project management policies and procedures
- Ensure the provision of healthy and safe working conditions and that both clients and Company health and safety policy and process is effectively implemented across both CBRE and sub-contractor activities and are regularly review on every project. This will include the timely delivery of a Health and Safety file for the works and full compliance with CDM regulations
- To build strong relationships with sub-contractors, in particular preferred suppliers, to ensure cost effective solutions which meets our quality expectations can be delivered to our clients whilst managing the risk and ensuring back to back terms and conditions
- Working with other Operational managers to ensure the collaborative development of the projects business with effective team working and support of colleagues
- Development of project financial plans for revenue and profit delivery
- Ensure positive cash flow through the upfront agreement of a relevant payment schedule and the submission of timely invoices/applications for payment. Ensuring all debt is controlled below 60 days
- Manage the delivery of projects within agreed budget requirements with the target to maximise profit through cost reductions and better buying of sub-contractor services
- Ensure appropriate control systems to ensure statutory, policy and contractual commitments are met
- Ensuring a customer focus within all areas of operational activities, and that effective relationships are maintained with key client contacts and the CBRE site teams/managers to identify and win project opportunities
- Promoting and maintaining the core Values of CBRE
- Delivering effective business communication through advice, review, leadership and direct contribution to management team meetings, briefings, consultation forums, correspondence, publicity, monthly and ad-hoc reporting and other publications, as appropriate
- Supporting the sales process through solutions development, participation in presentations and consultation meetings
Customer Relationship Management & Development:
- Demonstrates credibility and leadership, influencing project outcomes
- Manages DCS wide client relationships at project levels acting as an advisor to the DCS TI management team
- Creates alignment between customer need & project delivery
- Manages issue escalation and resolution
Leadership:
- Direct support for the account teams and may have direct reporting as well as matrix reporting responsibilities
- Manages in a diverse environment
- May have multi-regional responsibilities
- Direct technical support for the entire EMEA Project Team, training and upskilling where required
P&L, Contract Management and Governance:
- Assist financial performance of EMEA TI Projects
- Responsible for delivery of the project, managing scope interpretation as required
- Leads the sponsorship essential to deliver the project, assisting to manage the scope interpretation as required
- Ensures fulfilment of “promise” to customer – sets tone and culture for the way DCS delivers
- Engages executive involvement as needed to leverage the broader DCS portfolio to introduce new scope & business pricing as part of delivering an integrated set of services
